To develop our fee, we examine several project variables, including the client's budget and priorities, the required timeframe, desired services, and the property's type and location. We do not use a fixed price list; every proposal stems from a specific analysis of the individual project. However, the indicative cost of our consultancy per square meter can range from €150 for limited-scope interventions up to €450 for comprehensive renovations. The guiding principle of our economic proposal is the impact, both residential and financial, that we commit to generating, in order to ensure the client's complete and lasting satisfaction.

What costs does a full budget include?
The budget dedicated to the project's execution must be distinct from our fee and needs to be defined prior to the start of any work. The total budget includes every single line item, accounted for with maximum transparency via a shared digital file that is constantly updated and accessible. This document provides a summary overview, including: civil works and utilities, furniture and accessories, finishing materials and decor, lighting, and management and assembly costs. Fundamental to our methodology is the allocation of a 15% contingency fund to calmly manage any possible onsite setbacks, ensuring total financial control and alignment with the project's objectives.

How does the furniture procurement process work?
We independently manage the entire procurement process in a fiduciary capacity, relieving the client of complex logistics and coordination tasks and taking full responsibility for and control over the agreed-upon deadlines. Following final selection and approval, we handle order management, confirmation verification, shipping supervision, and final installation. For all supplies, we pass on the professional discounts reserved for us, free of any hidden markups that could burden the overall budget. Invoicing will always be in the client’s name, to avoid unnecessary re-invoicing fees and make the purchasing process as seamless as possible.

Do you earn commissions on furniture supplies?
No, and this applies to any other supplier or professional involved in the project. Our design ethics extend far beyond the common speculative practices that often occur unbeknownst to the client. We deem it essential to be free from any potential conflicts of interest; our design choices are always guided by qualitative principles, not financial ones. This ensures the most competitive market prices possible and that we are always on the client's side, even in the event of a dispute. Our sole compensation, agreed upon in advance, is the fee for the consulting services rendered.

How does project billing work?
Upon signing the contract, an advance payment, generally equal to 35% of the total fee, is required to secure the resources needed for the initial research and development phase of the project. Subsequently, the fee is structured into interim payments, clearly and transparently defined in advance, which correspond to specific stages of progress and the achievement of agreed milestones, thereby ensuring balance and mutual protection throughout the entire process. The final balance is due only upon completion of the work and the formal handover of the project.

What is the average timeline?
To complete a project, the timeframe may range from a minimum of six months for targeted, less invasive interventions to around two years in the case of full-scale and more complex renovations. Our practice is founded on a principle of design rigor: each operational phase begins only once every aspect has been clearly defined and fully coordinated. Our work is oriented toward ensuring a process that is swift, efficient, and tightly controlled, with significant resources dedicated to planning and to the prevention of technical or executive contingencies, often the main causes of delays and cost increases.
What is my role as the client?
The client is not a simple recipient but a central interlocutor in the design process. Their contribution is essential to clarify expectations, needs, daily habits, priorities, and constraints, thereby defining with precision the context within which the project takes shape. Throughout the process, an attentive form of participation is required: openness to dialogue, decisions taken within the agreed time frames, and the sharing of sincere feedback. These elements help keep the path clear, well managed, and consistent with the initial objectives. Within this framework, our role is to give structure and direction to the project, orchestrating its technical and compositional aspects, so that the final spaces achieve a standard of living quality that is consistent with those expectations

Is it possible to make changes during the project?
Yes, changes are possible, but they require careful management. In the initial stages of the project, a margin for revision is envisaged and considered an integral part of the process; this is the most appropriate moment to refine the overall framework, the proposed solutions, and key details. When requests for variations arise at a later stage, particularly once work on site has begun, they may significantly affect timelines, costs, and technical arrangements. In such cases, it is essential to assess the impact of each modification together with the client, presenting scenarios and viable alternatives, so that decisions remain informed and the project as a whole stays under control.
